Soil-Tech Ensures Breathtaking Vistas
Construction Connection
April 2005
Listed as one of the most expensive residential real estate properties in the western United States, The Pointe at Promontory Pointe, located at The Ridges, has an enormous infrastructure attached to it – for a piece of land only measuring seven lots.
The Howard Hughes Corp. trusted the expertise of restoration specialists Soil-Tech/Native Resources to return the natural beauty of the pristine mountain that surrounded The Pointe to its original state. This exclusive, double-gated village in Summerlin’s master-planned community is among Las Vegas’ most desirable residential real estate properties.
When the construction process began, it was the intent of the designers to transform the mountain into an exclusive village with immaculate views of the city and the surrounding mountains. In order to accomplish this seemingly impossible task, Howard Hughes Corp. had to install an infrastructure that would involve drilling, blasting, heavy grading and sculpting. Construction activities continued to contradict the natural untouched beauty that originally attracted them to this site.
After construction was completed, Howard Hughes Corp. turned to Soil-Tech/Native Resources for the cosmetic and ecological restoration effort that was necessary in order for the mountain to retain its beauty and, equally important, original value.
Rock scarring and vegetation damage were some of the effects of the construction-related activities that occurred. Soil-Tech/Native Resources accepted this challenge and established a plan to accomplish the almost insurmountable task. To reestablish the desert varnish that had taken Mother Nature millions of years to create, Soil-Tech used Permeon™ Simulated Desert Varnish on the surface of the rock outcroppings and boulders.
Permeon™ was originally created at Arizona State University and has now become a staple in most color mitigation projects. It is composed of naturally occurring minerals that, when applied to rock and other surfaces, fuses to create a permanent, weather-resistant varnish or stain. This magically turned back the clock of nature and restored the dark varnish look to the blasted areas and boulders that had been thrown, as well as the rock cuts and caliche coble that had been strategically placed at The Pointe. Both the construction scares and the concerns of Howard Hughes Corp. were permanently erased.
The desert floor was replanted with indigenous shrubs that Native Resources salvaged and nursed before and during construction. Revegetated areas were hydroseeded to restore native grasses and shrubs. By treating more than 300,000 square feet of rock cuts with Permeon™ and revegetating disturbed areas with caliche mulch, vegetation, and seeding, Soil-Tech/Native Resources once again showed the value that restoration provided the environment and the developer’s investment.
Howard Hughes Corp. and its designers were able to watch the site return to one of the most highly valued residential real estate areas in Las Vegas; Soil-Tech/Native Resources has most certainly set the bar as today’s leader in restoration.
